HamptonBeach.Rent is Lawrence Shea’s owner-operated vacation rental and year-round property management company in Hampton Beach, New Hampshire. I rent my own homes, manage homes for other owners, and take guest bookings direct.

I stay on the job through winter, including 60-night winter stays roughly October to mid-May.

I prefer to take the property and run everything. That is where I am best. I can still work with owners who want more involvement. Full management is 20% commission plus the cleaning fee. I list you on HamptonBeach.Rent and on the major platforms. I handle technology, pricing, cleaners, and marketing. I send 1099s in January. Guest-damage protection is purchased for each stay through a third party (accidental guest damage, bedbugs, guest liability). That cost is charged to the guest and deducted from your payout. It does not replace your homeowners or flood insurance. Payouts go out on the 1st and 15th.

I can take a house from absolute zero: city licensing, construction, furnishings, photos. I have a camera and a drone. Those extras are a startup fee. They are not bundled into the 20%.

Guests who book direct on HamptonBeach.Rent save up to 15% versus the same listing on Airbnb. Parking is included. Direct bookings cut the big OTA fees. That is how the management fee is supposed to pay for itself: more money in on this site, less sent to Airbnb. I started this in October 2023 after flooding in 2022 and 2023 made a long-term rental unsustainable. I learned the ugly parts myself. I have been a one-person shop. I am bringing on my first hire so owners still get a local person year-round as we grow — not a summer-only shop that goes dark in October.
